Thank you for being respectful of the house, nature, surrounding area, and our private and quiet neighbors.
Transient Occupancy Tax: TOT tax of 14% is required by Marin County and is not included in the base nightly rate. We will add it to your final bill.
*THIS BOOKING IS FOR A PERSONAL STAY, NOT PHOTO SHOOTS: No photo shoots or social media image usage, other than limited photos for personal use. Unauthorized photo or film shoots will be charged a minimum fee of $5,000.00 plus damages and legal fees.
Quiet time: Quiet time is after dark. No loud music, anytime. Please be respectful of our quiet and private neighbors and neighborhood.
Outdoor sofas and table: Please put covers back on outdoor furniture at night - otherwise the cushions get wet, moldy and stained.
Parking: Please park vehicles in the gravel driveway and street-side parking spot, not on the street. Under no circumstances should you block Laurel Road or our neighbors’ parking areas.
Cleaning: The house is professionally cleaned prior to each guest's arrival. ($255) not included in base fee. Payment is due at the time of booking. Long-term stays will include fee for additional weekly cleanings. When you leave, do your best to leave the property in the same condition as when you arrived (minus normal usage of course). If something is obviously soiled and/or broken upon your arrival please alert us so we will know you were not responsible. Otherwise you will be held accountable. In case of accidental spills, please quickly and gently blot the spill with paper towels to soak up the liquid, then text or call us so we can advise. Renters will be held responsible for any damage to the house other than regular wear and tear.
Water usage: Bolinas has a very limited water supply, especially with our years of drought. Please help us keep water usage as low as possible while still enjoying yourselves. Please don’t leave faucets running or take long showers.
Septic: We’re on a delicate septic system so only minimal kitchen waste should go into the garbage disposal–especially avoid coffee grounds and eggshells. Only TP should be flushed in the toilet, please.
Towels: Turkish towels are provided for hot tub and beach use. Please reserve Coyuchi bath towels for indoor bathroom use only.
Towel warmer: Please turn off or unplug the towel warmer when not in use.
Heaters: Rinnai wall heater in the living room is very easy to use. The heat rises to warm the bedrooms. If you need additional heat in the bedrooms at night, there are two space heater in the “Writer’s Nook.”
Fans/AC: The house doesn’t have air conditioning - the sea breezes and cool nights take care of that. On balmy days, you can find a fan for each bedroom stored in the “Writer’s Nook.”
Dishwasher and washer/dryer: Both should be easy to use.
Packages/Mail: Please do not have any packages sent to the house. You must have a PO Box to receive mail in Bolinas; otherwise, mail will be returned to sender.
Garbage/Compost/Recycling: Pick up is Thursday morning. The truck drivers will grab the bins and return them after emptying. Please keep the bungee cords on top of the garbage so critters don’t get in.
Security: To ensure the safety of our property, we have 1 (one) exterior security camera facing the driveway.
Sublets: Do not sublet the property in any way - We ask that you do not bring additional/unauthorized guests to the house unless receiving prior approval (This includes having a gathering, party or hosting an event).
Cancellation Policy: Full refund for cancellations with 30 days’ notice; 50% refund with 14-29 days’ notice; no refund with less than 14 days’ notice.
Before you leave: Place used towels on the floor. Wash dishes. Turn off all lights and electrical devices, including the Rinnai heater and bathroom fan. Lock the doors and put key in the lockbox. Ensure outdoor couches and the Weber barbeque are covered.

By renting our property, you agree to indemnify, defend, and hold harmless Owner and Owner's Representative from all claims, disputes, litigation, judgments, cost, and attorney fees resulting from loss, damage or injury to Occupant, Occupant's guests or licensees or their personal property.
